Is this a low-income community?
The Hawthorne Apartments is a market-rate community and does not participate in the Housing Choice Voucher (Section 8) program. All applicants are evaluated using the same income, credit, and screening criteria, regardless of the funding source they intend to use to pay rent.
What is the application process like?
We require all applicants over the age of 18 to submit separate applications. When you apply, we will need:
- Verifiable income proving 2.5x the rent in gross income for the household.
- Copies of IDs for all applicants.
- Any applicable pet documents.
Once you submit your application, the $300 holding deposit and $35 per applicant will be due to reserve your home. Once approved, the $300 we will be submitted towards your security deposit, and held on file for the remainder of your tenancy. If your application is not approved, the $300 holding deposit will be returned to you. The application fees are non-refundable once an application has been screened. If at any time, you change your mind and do not move forward with the application, the $300 deposit will be forfeited.
